The Exchange at Gwinnett features a variety of retail stores, dining options, entertainment venues, residential spaces, and office buildings, making it a major destination in the Gwinnett County area. It is part of the broader effort to enhance Gwinnett County’s appeal as a commercial and residential destination.
The Exchange at Gwinnett is a 100-acre mixed-use site currently under development on State Route (SR) 20 just south of I-85 and the Mall of Georgia. The development (at the time of the study) consisted of a variety of land uses with over 50,000 SF of retail, restaurant, and entertainment including Top Golf and Andretti’s Indoor Karting and Games. In addition to the retail, 1,000 multifamily apartments were proposed for the site. At full build, the development is anticipated to generate about 38,000 daily vehicle trips to the study area.
The study area included 25 intersections and 16 roadway segments. Lowe Engineers performed all traffic engineering and DRI study-related tasks. Analysis and design included trip generation, trip distribution, internal capture, pass-by trip reduction, signal warrant analysis, intersection and segment capacity analysis, traffic signal design, and intersection design. Development mitigation included two traffic signal designs, one for building out a new leg to an existing signalized intersection, and one at Laurel Crossing Parkway to provide a second signalized access into and out of the development. Due to the expected impact of the development, improvements were required at SR 20 and Rock Springs Road. Lowe Engineers then developed a mitigation plan limited to the intersection’s restriping and repaving within the existing geometric constraints to save the client money on geometric improvements, including utility relocation and retaining walls.
